Let’s Talk About the Real Numbers

When most people think about buying a home, they focus on the purchase price—and that makes sense.

But what many buyers don’t realize is that there are several additional costs that come along with the process. This isn’t meant to overwhelm you—it’s about being prepared so there are no surprises along the way.

As a local agent, this is something I walk my clients through early so they feel confident every step of the way.

Closing Costs

Closing costs are one of the biggest expenses buyers don’t always plan for.

In Tennessee, buyers can typically expect to pay around 2–5% of the purchase price in closing costs (unless negotiated otherwise).

These may include:

  • Loan origination fees
  • Title insurance
  • Appraisal and lender fees
  • Recording fees
  • Prepaid taxes and insurance

In many cases, we can negotiate for the seller to help cover a portion of these costs depending on the offer and market conditions.

Earnest Money

Earnest money is the deposit you put down when you go under contract.

  • Typically around 1% of the purchase price
  • Held in escrow
  • Applied toward your closing costs or down payment

It’s not an additional cost, but it is money you’ll need upfront.

Home Inspection and Potential Repairs

A home inspection is one of the most important steps in the process.

  • Typically ranges from $400–$700 or more depending on the home
  • Additional inspections (radon, termite, sewer, etc.) may cost extra

If issues come up, you may:

  • Negotiate repairs with the seller
  • Decide to handle certain repairs yourself
  • Move forward knowing updates may be needed in the future

Homeowners Insurance

Before closing, you’ll need to secure homeowners insurance.

  • Costs vary depending on the home and coverage
  • Usually paid upfront at closing

This is required by your lender and something to factor into your budget early.

Property Taxes

Property taxes in Tennessee are generally lower than many other states, but they still play a role in your overall cost.

  • Paid annually or included in your monthly mortgage
  • Prorated at closing

In areas like Cheatham, Robertson, Wilson, Sumner, and Montgomery County, taxes are often lower than in Davidson County, which is one reason many buyers choose to move outside of Nashville.

Maintenance and First-Year Costs

Even if a home is move-in ready, there are almost always additional expenses in the first year.

This might include:

  • Paint or small updates
  • Landscaping
  • Furniture or decor
  • Minor repairs

A good rule of thumb is to set aside about 1–2% of the home’s value annually for maintenance.

Utilities and Setup Costs

When you move into a new home, there are a few smaller costs that can add up:

  • Utility deposits or transfers
  • Internet setup
  • Trash services

These aren’t major expenses individually, but they’re worth planning for ahead of time.
